迅達升降機維修進度 Update on Schindler Tower 1 Elevator Repairs

今天下午收到管理處交代有關迅達,會排人員到我們屋苑講解1座升降機的維修進度。我們知道的是,他們會安排在農曆年前重開。

更新2月5日:由於在入紙機電工程處前,發現升際機裡的對講機不能正常運作。如果想在新年前把2號升降機重開,必需拉線接縛,而這個程序必需停用3號升降機。在昨晚開會時,由業委及一眾出席的業戶決定,升降機張於明天2月6日,下午1時起,至星期日2月8日晚上10時停用。請業戶留意。在新年後,1號和3號升降機會分別進行維修,每一部需要43個工作天。

更新2月12日:迅達方面再出問題,2號升降機不能如期在農曆新年前重開。業委會對迅達的服務非常不滿,已要求管理公司跟進。

更新2月24日:1號升降機在過往9天內,有6次不能正常運作而需要停用。業委會已經就事件在1座座頭放置請願表給業戶簽名。業委會會在26日早上跟迅達的工程師 Raymond 開會。

更新2月26日: 今早與迅達的工程師 Raymond 開會時,迅達透露由於起火的零件為蒂森原件,大廈可能要支付升降機的維修費。1號升降機要在這個保險費問題解決後才能開始。業委會已經要求管理公司當收到迅達的報告後,立刻通知我們。

更新3月2日: 今天收到管理處帖出有關2號升降機的行車紙申請已經獲得機電處批准,預計可以在本星期五,3月6日下午重開。

更新3月20日:今天在業委會會議上,高衛副總經理黃秋華表示,由於迅達就維修費跟他們自已的保險公司不能達成共識,原本在星期1(3月16日)開始的1號升降機的復修已經暫停,還有因未完成復修所引申的繼約迅達亦表示不會續約。黃生亦表示情況是由於有迅達高層不批准繼續進行維修,黃生表示已就事件聯絡母公司長實,並會在下星期跟迅達亞太區的高層開會討論維修進度。業委會表示情況非常嚴重,並要求黃生在下星期5前就事件報告給業委會。

更新5月8日: 管理處登出特別業主大會日期,議題是升降機保養合約。由於回標後,迅達的價錢比現價高了差不多3部,而且金額亦超過大廈的20%支出。因此有需要召開業主找表大會。業委會在4月30日的例會上已要求把維修3號升降機的方案做比較。因為現在只有迅達可以繼續完成餘下的工程。在5月6日,3位業委亦跟高衛的黃副總經理開了一次會議,會上亦有題及管理公司必需盡快定成比較。可惜比較表要等到5月15日才能登出,而且沒有業戶最關注的3號升降機復修的問題。

更新5月13日:今天在與迅達的例會上,迅達表示由於1號升降機的主纜有5-6%的損耗,預計在2年後會到達法定要求更換的10%,因此會在這個時間一同更換。在會上業委會成員問及升降機原定5月31日完成的工程會否因此延期,迅達表示不會。會後業委會成員都覺得奇怪,為什麼這麼主動的為我們更換。

更新5月20日:特別業主大會

更新8月17日: 經過業委會多次跟進,今天終於收到由消防處發出的事故報告。管理處一直話沒有消防報告,而且報告沒有內容。內容留給大家自已睇。

升降機故障 迅達佔最多(20110217)

Schindler will have a representative coming to our estate on Feb 4 to talk about the elevator repair progress. The latest information available to us was, the elevator is scheduled to reopen before Chinese New Year (Feb 18 or 19)

Update (Feb 5): At the very last stage, the lift intercom was found malfunctioning (it requires to suspense lift #3 in order to conduct this repair), the Engineer will not submit an application to EMSD due this factor. To avoid further delay, members of the EOC and the residents attended the meeting have instructed Schindler to commence repair on this coming Friday. Elevator #3 will suspense service starting Friday Feb 6, from 1:00pm to Sunday FEb 8, 10:00pm.  Elevator #1 and #3 will under repair after Chinese New Year and each going to take 43 days.

Update (Feb 12): Another issue arise, the elevator cannot be reopen before Chinese New Year. EOC is very disappointed with the arrangement and have asked the management to follow up.

Update (Feb 24): Elevator has 6 failures in the past 9 days, a petition form is placed at the security booth. The EOC member will meet with the engineer from Schindler in the morning of the 26th to discuss about the issue.

Update (Feb 26): The EOC have learned this morning, according to Schindler insurance report (not released at the time of this post), our property may be responsible for the repairing cost, because the unit that caused fire was an original equipment from Thyssen. We will update as soon as we have the latest information.

Update (Mar 2):  EMSD has gained the permit to elevator 2, and it is expecting to reopen on this friday Mar 6, 5pm.

Update (May 8): An extraordinary general meeting is called for May 22, 2015, to discuss the elevator maintenance contract, because the amount is over 20% of the annual budget. The price from Schindler is almost 3 times the current rate.  During the EOC meeting on April 30, the EOC have requested Goodwell to provide a comparison on the impact and different available solutions and the consequences to have elevator no 3 repaired.  Unfortunately, nothing is available until May 15, but the chart provided only comparison the two companies who have returned tenders but not mentioning anything regarding the repair.

Update (May 13): During the monthly meeting with Schindler, one of their engineers suggested that we need to replace the main elevator cable of Lift No 1.  EOC immediately questioning if such replacement will affect the completion date, they said no.  The EOC is skeptical about this move, as it still has at least two years usage time before it reaches the EMSD limit of 10% wore out.

Update (May 20): Extraordinary General Meeting on selection of lift maintenance contractor

Update (Aug 17): We finally received the Fire Service Department Incident Report regarding the Lift Control Room fire happened over a year ago.  According to Goodwell Management, such document should cover nothing but a file number.  We read the report, it covers more than what Goodwell said.
